Open the project →I'm Adarsh Raj, a Grade 12 Commerce student at Welham Boys' School, Dehradun. I grew up around a family business that moved from distribution into residential real estate. Now I research how roads, rail and airports change what homes cost in India's Tier-II cities, and how family firms hand over to the next generation.

A comparative study of how new infrastructure lines up with housing prices in five cities, with Siliguri, a gateway to the North-East, as a qualitative case. It keeps a hard line between association and causation.

Benchmarked residential projects across Siliguri on location, pricing, amenities and target buyers, and wrote up the findings. Joined site visits and worked with the sales team on apartment configurations and pricing.
Analysed inventory movement to flag fast- and slow-moving lines, digitised the product catalogue, and drafted customer segmentation notes from the sales floor.

On the executive board of Welham's own conference, two years after attending as a delegate. Moderated debate, ruled on points of order, evaluated delegates.
Co-authored Draft Resolution 1.2 on nuclear risk reduction with Pakistan and Russia. It passed, and Welham won the Overall Best Delegation trophy.
Pitched turning heritage properties into production sites for premium silk, across three revenue streams, and defended it under questioning.
A Welham service project with Aasraa Trust and the Bindi Foundation, assembling solar lamps with people who study and live without reliable power.
First session: assembled solar-powered lamps with girls supported by Aasraa Trust. I kept going back.
Built Bindi Torches with the residents and gave them the finished lights. From Grade 11, a group of us visited most Sundays, simply to talk.
Built torches with learners who communicate mainly in sign language. Every step had to be explained without speaking. They taught me to spell my name in sign language.
